Pelican Point Neighbourhood Commercial Centre

TME were appointed by Freedale Pty Ltd as the Town Planners, for the Neighbourhood Commercial Centre on Lot 102 Estuary Drive, Pelican Point.

The site has a unique location in that it occupies a prominent position situated on the south west corner of the intersection of Estuary Drive, Old Coast Road and Hamilton Road. The site adjoins the Sanctuary Golf Course and residential estate and is situated in close proximity to the Pelican Point, Grand Canals and Eaton residential areas.

Following extensive liaison between all Government agencies, including the Department of Environmental Protection, Main Roads Western Australia, the Bunbury Port Authority and the Department of Indigenous Affairs, a plan was developed over the site.

The Outline Development Plan depicts the development concept for the site, which includes the development of a Local Commercial Centre, comprising commercial and retail uses, transitional land uses and residential uses, which will benefit and service the surrounding areas.

The Outine Development Plan has been adopted by the Bunbury City Council and the Western Australian Planning Commission and has formulated the basis for the subdivision of the land, which has also been approved. Since receiving the Subdivision Approval, TME has also been appointed as Project Managers and Engineers to implement the approval and oversee all engineering works.

Pelican Point Neighbourhood Commercial Centre has been formulated based upon careful consideration of a range of factors including zoning requirements, land use integration, environmental considerations and aesthetic considerations.
