Dalyellup Beach Estate

TME have been responsible for the structure planning and detailed subdivision design of the multi-award winning Dalyellup Beach Estate for Satterley. The estate provides for a major expansion of the greater Bunbury urban area in a manner which not only respects significant environmental assets but also creates a framework in which a cohesive community will thrive.

Protection of 100 hectares of Tuart Forest and creation of a 130 hectare coastal conservation reserve are key components of the Dalyellup Beach Estate Local Structure Plan. These major reserves are complimented by north-south environmental linkages along the coast and east-west open space linkages which assist in geographically defining urban precincts to form the basis of pedestrian and cycle networks.

The creation of neighbourhoods with differing themes was seen as essential in giving communities a geographical identity and individuals a sense of belonging. A Coastal theme has been developed on the Quindalup Dune System which contrasts nicely with the Woodland theme of neighbourhoods situated on the Spearwood Dune System and larger 3,000m2 allotments in a Forest enclave adjacent to the 100 hectare Tuart Forest.

These neighbourhood themes are linked by a strong, permeable road network and a complimentary open space network with most lots having “a park at the end of the street”. Further variety will be provided by mixed use opportunities surrounding the district centre and a tourist precinct adjacent to the coast. Local employment opportunities will be generated at the district centre, tourist site and mixed use precincts.

The Dalyellup Beach Estate Local Structure Plan is more than a sum of its parts. While each of the elements of the plan is state of the art, the combined effect is to create a settlement which is sensitive to environmental constraints and encourages community interaction and growth.
