Ambergate North District Structure Plan, Shire of Busselton

Thompson McRobert Edgeloe has been responsible for the district structure planning for the Ambergate area at Busselton. The Ambergate North Structure Plan project covering some 531 hectares of land is one of the largest future urban expansion area for the town of Busselton.

The plan, once approved will provide for the efficient release of urban land to accommodate approximately 4400 dwellings or a resident population in the order of 13,400 people over a potential 20 to 30 year period.

A key focus of the structure plan is the protection of significant tracts of remnant vegetation for conservation, open space and drainage purposes in addition to buffers to the surrounding road network and the Vasse the Diversion Drain.

Critical to the efficient and sustainable release of land, the structure plan incorporates an innovative and sensitive approach to drainage with the retention and treatment of stormwater onsite prior to discharge into the Vasse Diversion Drain following storm events. This is to be achieved by the development of a network of open space and drainage corridors in accordance with a comprehensive district level drainage management strategy.

Consistent with Liveable Neighbourhoods principles the plan provides for the development of a primary neighbourhood centre in addition to a series of corner stores or community sites within smaller local centres at the heart of identified residential neighbourhoods. Importantly, residential lots of varying densities are orientated to achieve a high level of solar access. Residential streets are also orientated to focus onto to the extensive network of open space and drainage corridors to provide a high degree of residential amenity and to encourage community interaction.

The creation of a vibrant and dynamic community will be assisted by the provision of two primary school sites and active recreation areas. The plan also demonstrates a strong commitment to investigate land and contributions to community facilities as part of structure planning, consultation and subdivision progresses.

Approval of the Ambergate North Structure Plan has the potential to provide for the efficient long-term growth of Busselton over land that is close to the centre of town.
